JD Property to Launch Intelligent Logistics Park in Vietnam

On December 31, 2021, JD Property held a groundbreaking ceremony in Tan Duc industrial park in Long An province of Vietnam for the company’s intelligent logistics park project . With a total area of 100,000 square meters, it is expected to be completed in the third quarter of 2022 to provide logistics solutions and warehousing space for clients from various industries.

The Tan Duc park is JD Property’s first smart logistics park project in Vietnam. Tan Duc serves as a gateway to both Ho Chi Minh City and the Mekong Delta, with travel time to both ends within an hour. The location makes it perfect to serve as a distribution hub for Vietnam’s rising e-commerce.

“This is the first step for JD Property to develop in Vietnam,” said Elite Van, business development manager of JD Property Vietnam. “We will be launching the second intelligent logistics park in Haiphong next year, to form an infrastructure network that connects the south and north of Vietnam, thus providing high standard and intelligent warehousing services.”

JD Property is a subsidiary of JD.com which focuses on infrastructure asset management and comprehensive property services. It provides integrated solutions for modernized high standard warehousing, intelligent industrial parks, IDCs (intelligent data centers), and more for partners from various industries. Deeply collaborating with local partners, it is developing logistics and industrial infrastructure in Southeast Asia and Europe, to help Chinese clients and local enterprises expand their businesses.

JD.com’s Strategic Advancements in International Business: A Focus on Supply Chain and User Experience

During JD.com’s earnings call for Q4 and FY2023 on March 6th, Sandy Xu, CEO of JD.com and JD Retail, provided an update on the company’s strategy for international expansion. Xu emphasized the importance of a robust supply chain as the cornerstone of JD.com’s growth beyond domestic borders.

Xu noted that JD.com is always on the lookout for overseas opportunities and is taking measured steps to advance this process. Given JD’s business model and inherent strengths, the company’s approach to global expansion is uniquely tailored.

“JD’s business model is built on supply chain capabilities and centered around user experience. Based on the development of supply chain infrastructure overseas, JD’s business will continue to expand in areas with our unique competitive strengths in global markets,” Xu said. She also provided an overview of JD.com’s current international businesses:

JD Worldwide, the export and import facet of JD Retail, incorporates JD Global Sales, an emerging outbound e-commerce platform dedicated to helping Chinese companies and brands expand their overseas market. JD’s cross-border inbound business, JD Global Buy, has established three direct procurement centers worldwide to enhance cross-border supply chain efficiency. This allows consumers in China to access a wider range of imported products at lower costs while ensuring product safety.
JD Logistics has developed a robust global supply chain, beginning with warehousing and expanding to encompass comprehensive supply chain services. Currently overseeing nearly 90 bonded, overseas, and direct mail warehouses across almost 900,000 square meters, JD Logistics provides extensive support to a broad spectrum of clients, including international enterprises and Chinese brands expanding overseas.
JD Property is expanding its business in Southeast Asia and Europe, with a focus on markets in Vietnam, Indonesia, Singapore, the United Kingdom, and the Netherlands. Its clientele spans international logistics, FMCG (fast moving consumer goods) giants, as well as emerging Chinese companies venturing abroad.

JINGDONG Property, Inc and EZA Hill Property Management Pte Ltd Jointly Announce the Acquisition of a 1.9 million Sq.Ft. Logistics Portfolio in Singapore

JINGDONG Property, Inc. (“JDP”), a leading and the fast-growing infrastructure investment and asset management platform of JD.com, and EZA Hill Property Management Pte Ltd (“EZA Hill”), a Singapore-based real asset business, successfully completed the joint acquisition of a logistics portfolio from ESR-Logos REIT for a total consideration of approximately SG$350 million including land premium. This represents the first acquisition for both JDP and EZA Hill in Singapore. In conjunction with the investment, JDP and EZA Hill have jointly established Primus Partners Management Asia Pte Ltd (“Primus”), a new operating platform to manage the portfolio.

The investment comprises a portfolio of five high-quality logistics assets totaling 1.9 million square feet of GFA strategically located in the key logistics clusters in Singapore. Primus intends to invest in asset enhancement initiatives that adapt this portfolio of assets to the growing needs of a diversified customer base.
